Here at Team Leading Edge, we’ve kind of always have a short list of things to do for your home. From home renovation to mortgage loans to what furniture is best for what house (Check out our Pinterest board).
Now, I’ve been wondering if those list have any impact on our readers-and clients. As I have found out this week, it was a pleasant surprise to know that there was! Woohoo!
The team just sold 4 properties last week and according to RE/MAX Western Canada, Team Leading Edge was the No. 1 RE/MAX real estate team from Edmonton for the month of February 2015-a big feat for a small team.
So, what was to connection with the team selling more and the articles on our blog? We’ll, to keep it short, our articles gave our readers and clients the knowledge on how to prep their home properly before listing it in the local Edmonton MLS.
It’s that simple but it works!
I guess today is a good day to discuss ways on how to prep your home for the spring season-that is, if you’re thinking of seriously selling it.
The spring season is synonymous to the fast-paced selling cycle. “FOR SALE” signs will pop-up across your neighborhood, I guarantee it!
The low interest rate environment in the city also fuels the home buying mentality. Edmontonians are taking advantage of the situation, and so should you!
Here are a few thing that will help you get a head of the competition. It’s very easy but a lot of people always ignore it.
GENERAL CLEANING: We’ll start with the most obvious. This is the best time to clean your entire house, from top to bottom-in and out. Have the furnace filter cleaned, the grout removed, the windows cleaned and maybe even put on a fresh coat of paint.
You also need to consider hiring a landscaper to put on a professional look on your front and backyard.
NO MORE CLUTTER: Simple as that. Pack your winter clothes to give that “spacious” effect on the closet. Remove all the unnecessary stuff from the rooms. People who would like to buy your home needs to see that it’s all the space they need for their personal things.
It’s going to be there home for the next 10-20 years so you should let them imagine where they would put their things when they come to view the property-THAT’S A CLOSER RIGHT THERE!
FRESH PAINT: If you have extra cash, consider putting on a fresh coat of paint. It’ll give potential buyers the sensation that the house and new and ready for them.
Do note that you should not go with extreme colors, just play the neutral color game.
PRICE CORRECTION: Most first time home sellers make this mistake. They raise the selling price too high that serious buyers-fall back and get turned off. You know, it’s like the feeling of being scammed or something. We don’t like that, heck! You don’t like that feeling!
Your price needs to be competitive, yes, but it also needs to be fair. Now, don’t worry.
