Maintain Your AC Before The Heat Arrives
March 17th, 2013Early spring is the best time to ensure your central air conditioner is working. Don’t scramble for a service call during the first heat wave. To get started, replace or clean your indoor air filters. Next, follow your manual’s instructions on how to turn off your thermostat and all AC power connections. ( Do not touch or disturb any electrical connections, as some parts may hold a charge.) Next, remove the unit’s outside screen and determine if any motor points require lubrication. Then examine the condenser coils and exterior fan to ensure they are clean and unobstructed. Remove any debris or was off with the garden hose. Finally carefully replace all covers turn on the power, and set your thermostat low enough to start it up. ( only do this step when it is at least 16 degrees Celsius outside ) If it looks, acts or sounds unusual, or if you feel uncertain about its operation, arrange for a pre-season service call.

Why economist think US Home Prices to rise 8% this year
March 13th, 2013Bank of America has again revised up its home price forecast to 8 percent for 2013, up from 4.7 percent.
This is after a 7.3 percent rise in 2012.
In a new report titled “Someone say House Party?”, BAML’s Chris Flanagan, Michelle Meyer, and Justin Borst write that “a positive feedback loop has begun”. Basically, when people think home prices are rising, they think they will keep doing so and credit conditions will improve, and this in increases demand for homes.
And there’s proof of this. Fannie Mae‘s latest survey shows that 48 percent of respondents believe that home prices will rise over the next 12 months, only 10 percent forecast a fall.
“It is a powerful positive relationship especially in this environment of historically low interest rates and a Federal Reserve determined to keep policy accommodative.”

2013/14 Canadian Homebuyers Trends
March 11th, 2013Are you targeting the right Alberta market?
If you want to succeed in the 2013-2014 real estate market, you must understand the current Canadian Homebuyers Trends. According to the Canadian Homebuying Trends Survey conducted last December, the top two demographics purchasing real estate in Alberta are: couples and families. As a result, the majority of future homeowners are between 18 and 54 years of age. Below are other survey results we found interesting:
- 50% of Albertan homebuyers believe housing values will rise in their area- 34% believe they will remain the same
- 45% of Albertan homebuyers are earning $50,000 to $99,999 while 38% are earning over $100,000
- 58% of Albertan homebuyers are spending between $250,000 and $500,000 on a home
- 32% are making more than a 30% down payment
In Canada almost one in five purchasers is single- 45% of the single homebuyers are women. This could be a direct consequence of the increased number of women with advanced education, such as college diplomas and degrees. Two years ago, 72% of Canadian women between 25 and 44 years of age had completed post-secondary education, in contrast to 65% of men. These young professionals have: established careers, financial independence, and success- as a result they are approaching the real estate industry and seeking homeownership.

Leduc County has no plans to hand over ‘investments, future tax base’ to Edmonton
March 7th, 2013The mayor of Leduc County is making it clear to Edmonton he’s not going to roll over in the battle for 15,600 hectares of land south of Edmonton.
Mayor Stephen Mandel made the announcement Tuesday after city council voted 11-1 in favour. Coun. Linda Sloan was opposed and Coun. Karen Leibovici absent.
The additional land will support 30 to 35 more years of growth, both residential and industrial, with a large industrial area surrounding the airport, Mandel said.
“We are an industrial region and the city needs to have that industrial land,” Mandel said. “We’ve grown so exponentially we need to do this.”

Edmonton Housing Sales Up – it must be spring!
March 6th, 2013It hasn’t been the worst winter we’ve seen in Edmonton, but we’re all still anxiously waiting for spring to arrive. This year, the Real Estate market in the area decided not to wait, and began showing signs of spring in February. Sales and listings always heat up as the weather warms, but this year, buyers and sellers came out of hibernation just a little early. In February, we saw listing activity increase by 10% over January. Sales activity was even stronger, increasing 18.2% over the first month of the year. That puts our sales-to-listing ratio for the month at about 55%, 4% higher than the same time last year. While that means fewer properties were listed than sold, there’s still more than four months’ worth of supply available. With strong prices fueling activity, we can expect to see more sellers make the decision to enter the market in the coming months.
