7 Ways to Make Your Home Office Work Better for You

October 14th, 2013 by findmyhouse

Oodles of time and research go into designing corporate workspaces, but home offices are different. People creating office spaces for themselves usually don’t have access to all of the studies that have been done to determine what design aspects allow them to work best.

Research from the social and physical sciences has shown that anyone can create a home office that allows for more productivity. Try these 7 tips to see if they work for you.

Screen Shot 2013-10-14 at 4.57.21 PM

1. Look at nature or water. Whoever’s working at this desk has a great view of nature, which is important, because looking at green, leafy scenes helps us destress and restocks our mental energy, something that gets depleted when we perform knowledge work. No nature to look at? Add a fountain with burbling water outside your window, if possible. Even three or four green, leafy plants in your field of view are better than nothing.

2. Use unpainted wood. Seeing wood grain while working calms us in the same way that nature views do.

3. Stare into the distance. Most people stare at computer screens and cubicle walls all day. But it’s important to look up from your work and stare several yards into the distance. This allows your eyes rest. The 20-20-20 rule — every 20 minutes stare at something 20 yards away for 20 seconds — can help reduce eye strain.

4. Use reconfigurable furnishings. Control of our environment has been linked to improved professional performance. This means leaving yourself options to rearrange things and move around as you work. A rolling chair and multiple work surfaces will give you the freedom to switch positions and manage tasks more efficiently.

5. Build in options. There are additional ways to gain control over your physical environment. The person working at this desk can turn the desk lamp on and off, open and close windows, and read while sitting on the window seat. These are all ways to customize a space to your needs. Having that control gives you mental power.

6. Paint the walls green. Seeing greens on surfaces has been linked to thinking creatively. The sage color on these walls is pleasant and energizing enough to optimize performance. The red flowers have to go, however. Seeing even a small amount of red, even briefly, diminishes performance on analytical tasks, according to recent psychological research.

7. Show yourself the door. Whenever possible, you should have a view of the door to the room in which you’re working (along with that nature view). We humans tend to get a little on edge if we can’t be sure that someone’s not creeping up on us — and that distracts us from the work at hand. Combining both is tricky, however. When you must choose, choose to look outside.

Giving Thanks

October 11th, 2013 by findmyhouse

Autumn Leaves

This coming Monday is Thanksgiving Day.

Many people across Canada, from coast to coast to coast, will celebrate with their families and give thanks for not only the freedom, but the privilege, of living in this great country.

Monday is also a time to celebrate with our families and loved ones and enjoy the bounty that Canada and our individual provinces provide us.

Monday is a very good day to be thankful for a minimum of 10 things in your life:

1.       Be thankful for the freedom Canada offers us

2.       Be thankful for your spouse/significant other

3.       Be thankful for your children, your grandchildren
and your great-grandchildren

4.       Be thankful for the home you live in

5.       Be thankful for the health you enjoy

6.       Be thankful for your employment/job/company

7.       Be thankful for the great blessings and abundance
Canada offers

8.       Be thankful for the freedom to vote, which is denied
to millions around the world

9.       Be thankful for the freedom to elect the government
officials of your choice

10.    Be thankful for the freedom to worship as you choose
“There is no better opportunity to receive more than to be thankful for what you already have. Thanksgiving opens the windows of opportunity for ideas to flow your way.”
– Jim Rohn

New housing prices up 0.1 per cent in August

October 11th, 2013 by findmyhouse

house value chart

Statistics Canada says its new housing price index rose 0.1 per cent in August, following a 0.2 per cent increase in July.

The agency says Calgary was the top contributor to the national increase in August, with prices rising 0.6 per cent because of market conditions, increased material and labour costs and a shortage of developed land.

It says the largest monthly price advance in August came in Windsor, Ont., where prices rose 1.0 per cent due to increases in material, labour and land development costs.

New housing prices rose 0.3 per cent in both Montreal and Saskatoon.

Negotiated selling prices contributed to lower prices in Vancouver, Halifax, Ottawa–Gatineau and Victoria.

Prices were unchanged in nine of the 21 metropolitan areas surveyed.

Alternatives to Masonry Fireplaces

October 10th, 2013 by findmyhouse

today

Nothing beats the ambience of a wood burning fireplace – cozy heat, beauty, and that familiar, inviting crackle. However, traditional wood burning fireplaces require specialized masonry construction, a fair amount of space, and often additional structural support due to the heavy weight of materials used. For new construction or remodels, homeowners can consider the alternative of zero-clearance fireplaces, which are available in wood burning, gas, or even pellet burning versions.

Zero-clearance fireplaces that burn fuel (as opposed to electric models) require special ventilation systems for safe and efficient operation. However, these fireplaces can be installed almost anywhere in the home. Unlike traditional masonry fireplaces, zero-clearance fireplaces can be located very close to existing walls. The exteriors of these units do not get hot enough to ignite nearby combustible materials like walls or floors, so a brick or masonry hearth or firebox isn’t needed. This flexibility of placement means a master bedroom, den, or even a kitchen can take on a newly inviting atmosphere with the addition of a fireplace. Available in many different sizes and styles, zero-clearance fireplaces can be customized after installation with mantels, surrounds, and doors to suit any room’s décor. In addition, many models are quite energy efficient compared with traditional wood burning fireplaces and are appropriate for heating a room.

Another alternative to masonry fireplaces is a prefabricated type. Prefabricated wood fireplaces are wood burning units that look like traditional fireplaces, but don’t require the structural support that masonry does. The firebox is typically metal and lined with firebrick, and the venting system is metal as well. As a result, these fireplaces are considerably less expensive to install than a masonry unit, and are more efficient. Typically, these types of fireplaces are not used for heating but to provide the experience of a masonry unit without the expense. Like zero-clearance fireplaces, prefab units can be given a unique look with mantels, surrounds, doors and hearths in almost any material imaginable.

As winter fast approaches, these masonry alternatives may be the perfect fit for homeowners seeking the look, warmth and feel of a traditional fireplace without the inherent expense and limitations. Stay warm and cozy this winter!

IMF sees Bank of Canada hiking rates in second-half 2014

October 9th, 2013 by findmyhouse

today

OTTAWA (Reuters) – The International Monetary Fund expects Canada’s economy to grow slightly more than 1.5 percent this year and 2.25 percent next year while it sees the Bank of Canada refraining from interest rate hikes until the second half of 2014.

In its World Economic Outlook on Tuesday, the Washington-based lender’s forecasts for Canada were slightly lower than the central bank’s projections in July of 1.8 percent and 2.7 percent growth in 2013 and 2014, respectively.

However, Canada’s central bank is due to update its outlook on October 23 and Senior Deputy Governor Tiff Macklem made clear last week the numbers will be downgraded after he sharply cut the forecast for third-quarter growth in a speech.

The IMF linked Canada’s growth prospects directly to the U.S. recovery, which it says will strengthen exports and business investment as domestic consumption cools. The forecasts assume the U.S. government shutdown is short-lived and the U.S. debt ceiling is raised promptly.

“The balance of risks to Canada’s outlook is still tilted to the downside, emanating from potentially weaker external demand,” the report said.

The accommodative monetary policy in place in Canada since the 2008-09 recession remains “appropriate,” the Fund said, predicting gradual tightening to start in late 2014 from the current 1.0 percent rate. Analysts in a Reuters poll forecast a first rate hike in the fourth quarter of next year.

Canada’s record-high household debt earned it a mild warning from the IMF, which said the trend could amplify any shock to the economy.

It also identified big provincial budget deficits and debt as a vulnerability, without naming specific governments.

Equities drive asset growth

October 8th, 2013 by findmyhouse

The efficient frontier identifies the combination of assets that are expected to achieve the highest return for a given level of risk – meaning they are most efficient in terms of their risk/return characteristics. Since 1950, investing in fixed income has generally reduced investment risk. However, the stability of this asset class also lowers the long-term growth potential. Canadian equities have produced the necessary asset growth to achieve long term investment objectives. Even conservative investors should allocate at least 30% of their portfolio to equities. The expected outcome is enhanced investment returns with similar levels of investment risk over the long term.

September Edmonton housing prices up 5.4% from last year

October 7th, 2013 by findmyhouse

graph

The REALTORS® Association of Edmonton released market housing statistics for the year to date (YTD) including the month of September. The all-residential average price for the first three quarters of the year in the Edmonton CMA is $350,741 as compared to $340,090 in 2012. In September, the all-residential average was $352,057, up 5.4% from a year ago and inching up from $351,455 in the previous month.

Year-over-year sales were also up 19.4% with 1,466 (adjusted, 1,357 actual) all-residential sales in September. There were 13,691 residential sales in the Edmonton CMA in the first three quarters of 2013 as compared to just 12,876 sales at the same time last year.

“Our members report that the market is very active with many properties attracting multiple offers,” said President Darrell Cook. “The increases in the Alberta population are driving the market and because of the steady sales there are inventory shortages at the lower price ranges.”

There were 926 (adjusted, actual 857) single-family detached sales in September at an average price of $408,642 (up 3.9% Y/Y) as compared to 773 sales a year ago at an average price of $393,374. Condos sold on average in September for $243,655 (438 adjusted sales, 406 actual), up from $224,330 last September (up 8.6%). Duplex/row house sales were up with 79 (adjusted ,73 actual) sales, valued on average at $338,250 ($316,973 last year).

“Average sales prices are the highest they have been in five years,” said Cook. “Combined with the highest sales numbers since 2012, we have year-to-date residential sales values totaling $4.8 million. Strong market fundamentals, increasing population and the persistence of low mortgage rates have convinced many buyers that an investment in real estate is secure.”

The September sales-to-listing ratio of 65% was the result of 2,089 residential listings and 1,357 residential sales. The inventory of available homes on the Edmonton MLS® System was down from 5,557 units in August to 5,111 units in September. It took 54 days on average (up one) to sell a home in the Edmonton area. A REALTOR® has access to all the latest market data and effective marketing tools and is the best source of real estate advice for both buyers and sellers.
