Buying a home whether it’s your first time or your hundredth is exciting, and it’s easy to get caught up with the house, but don’t forget choosing a neighbourhood is just as important. Make sure it’s a good fit for you because even if you end up with the home of your dreams – it won’t stay your dream home for long if you hate your neighbourhood. Take a good, honest look at yourself and your needs and then start considering your neighbourhood.

Questions to Ask Yourself

Do you have children or plans for children?

Only you know your child’s needs. Do they need a big yard? Or would a small yard in a neighbourhood with lots of other kids be better? Decide what your family needs, and then look for neighbourhoods that can offer it.

What is your budget?

This one is pretty self-explanatory. Make sure you stick with looking at homes in neighbourhoods that fit your bottom line. That way, you won’t waste time or heartache on homes you know you can’t afford.

Time and patience?

I have seen many people looking for those old homes with personality. They tend to be in established neighbourhoods with tree lined streets, amazing amenities and full size lots. There is no doubt older homes have personality and style. The downside to purchasing an older home is they tend to require a-lot more maintenance than their younger counterparts. A first time home buyer may be enticed by the charm of a historical neighbourhood, but that wears off quickly if the plumbing breaks or the electrical isn’t really up to code and you can’t fix it. Make sure you have the skills, money, and patience it takes to maintain an older home if you choose a historical neighbourhood.

What neighbourhood fits you?

Would you go crazy without access to public transit? Do you need dynamic nighlife only offered in a Big City? Do you need the big box stores? Make sure you take all of these questions into account when you start looking at new neighbourhoods.

Questions to ask about your new neighbourhood

What is the crime rate?

You can’t protect and predict everything, but a simple search ahead of time can help you protect your family by making informed decisions. Also check for registered sex offenders in the neighbourhood you are investigating.

What do your possible new neighbours think of the neighbourhood?

The best people to ask are the ones who live there. Go ahead and ask your possible new neighbours what they think of the schools, neighbours, parks, and amenities.

What is the area like during weekdays? What is it like on the weekend?

Go check out your potential new neighbourhood more than once. Just because it’s calm on a Wednesday doesn’t meant it won’t be loud and crazy on a Friday night. Maybe that overly loud traffic when you went to view the house was an anomaly. Go for a second, third and even fourth visit and be objective and observant.

Bring In More Buyers By Sprucing Up For Spring

April showers bring May flowers. Spring brings more buyers looking for homes and we’ve collected some useful tips and tricks for maximizing your visibility.

1 - FrontYard#1. Get your garden into tip-top shape. We cannot emphasize this one enough. Clean up the debris and planting some frost resistant plants wouldn’t hurt. Even cheating and getting some silk flowers will add a pop of color and you don’t need to water them.

Put on your gloves and do some spring cleaning. Both inside and out. Don’t forget the sunshine is now streaming through your windows so any dust or dirt or streaks will show up on them. Wipe down the window sills too and your house will now be in top selling form.

#2. Bye Bye Gloves and Jackets. With Spring being sprung, you most likely won’t be needing those sweaters, boots and bulky winter coats until next winter, so let’s get them out of the closets. Box them up and put them into storage. This will help make your home look even less cluttered.

#3. Brighten up the entryway. The first point of contact your buyers have with your home is the entryway. Even though flowers aren’t in bloom, you can cheat here easily. Place some silk plants in some pretty pots by the doorway. Everyone loves a cheery pop of color after a long grey winter.

#4. Bring the outdoors indoor. Spring is so much more than just colors and sunshine; it’s also beautiful fresh flowers blooming. There isn’t quite anything like the fresh burst of aroma radiating from a lilac bush in bloom. It fills you up with a sense of well being. Instead of spraying harsh artificial air fresheners, place some lilacs and other in bloom plants strategically around your home where visitors will notice them. This will also have them stop to enjoy the scent and – of course – more time spent in your home.

#5. Bring out the bright. While you are packing away your winter wardrobe, tuck away all the warm colors of fall and winter and throw in some bright spring colors. Putting out some new cushions and throws will completely change the feel of a room. If possible, change the curtains to add more cheerful brightness. Add in some bright candles and a table scarf and your entire room will be transformed into a cheerful, bright and happy Spring Themed room.

Here are the Walker Real Estate Stats for Walker Single Family homes in the past 30 days.

As of today there are 34 single family homes for sale
In the past 30 days there were 5 single family homes sold.

That would give us a listings to sales ration of 6.8:1 significantly higher than the 4:1 ration we need for a balance market. This would indicated that there is going to be continued downward pressure on house valuation.

So for now expect house values to be dropping in the Walker area.
