We’re off to a running start! The Edmonton real estate market have bounced back from the slump it experienced in November-at least for now.

Looking at All Edmonton Homes, New Listings remained at 306, while Average List Price recovered a 1.74% increase. Average Sale Price also gained 1.34% and Average Sale Price / Sq Ft posted a 4.65% growth. Average Days on Market reached 75, translating to 1 11.94% uptick.

Just when we thought everything was going great, this happen…

After the Nov 18 – 25 real estate market rally, we’re hit once again with the this bad news. All the segments we are watching have beaten down. New Listings from All Edmonton Homes (-12.32%), Detached Single Family (-30.61%) and Condo Apartment (-2.63%) are on a decline with Semi-Detached & Townhouses being the only exemption, posting a 23.38% gain.

Edmonton Home Buyers are the main winners last week. Will this buying opportunity be extended this week? Let’s wait and see.

The stats bounced back a little last week.

The Semi-Detached & Townhomes segment was the big winner, while the All Edmonton Homes segment posted modest gains to lift the real estate market a notch closer to recovery from the downturn it experienced last Nov 11 – 18. The Average List Price fell down only 1% while Average Sale Price was only down by .24%, all the rest are in the positive territory.

With homebuyers purchasing last minute, we might see better stats this week.

It was a tough week for the market with majority of our Edmonton market indicators seeing red!

Only the Semi-Detached & Townhomes segment increased its New Listings, gaining 18.87%. For the All Edmonton Homes segment, New Listings dropped to 331, Average List Price recorded a 2.17% low of $384,554 while Average Sale Price (the profit realized by the sellers) was down to $369,730. Average Sale Price / Sq Ft was only $226, a 7.64% downturn vs the previous week. In this economy, every dollar counts, so single-digit drops are a big loss for regular sellers.

Condo Apartment home sellers are big winners this last week, while Semi-Detached & Townhouses seller are the losers. All Edmonton Homes reached a weekly high of 433, that’s a 62.17% increase vs the previous week. Average List Price (down 18.39%), Sale Price (down 17.72%) and Sale Price / Sq Ft (down 2.37%). Average Days on Market is a positive 55 points, up by 1.85% and the week ended in positive territory, garnering 160 points or 36.75% Week-on-Week.

New Listings: 314
Average List Price: $439,007
Average Sale Price: $425,275
Average Sale Price / Sq Ft: $297
Average Days on Market: 62
Total Sales: 171

Here are the stat difference compared to the week covering August 12 – 19 2016.

New Listings: -14
Average List Price: $497
Average Sale Price: $8,060
Average Sale Price / Sq Ft: $6
Average Days on Market: 15
Total Sales: -3

New listings slid down further losing 14 points. Average List Price just added $497 while Average Sale Price gained $8,060. The Average Sale Price / Sq Ft took in just $6 while total sales lost 3 points.

The Edmonton real estate market had a tough time last week.

Here are the stats that you need to know:

New Listings: 328
Average List Price: $439,504.00
Average Sale Price: $427,059.00
Average Sale Price / Sq Ft: $291.00
Average Days on Market: 47
Total Sales: 174

Although the stats look depressing, one market indicator pretty much help boost our confidence-Total Sales went up hitting the 174 mark, a high point this month of August.
