Here are 8 simple things to remember when you’re on the process of buying an Edmonton property. These might look simple (and it is!) but the importance that it plays in the success of the buying process is really high.

Read it, understand it and keep it to heart.

1. PROHIBIT YOURSELF FROM PURCHASING A NEW CAR.
2. DON’T RESIGN TO GET OR FIND A NEW JOB.
3. DO EVERYTHING YOU CAN TO PAY DEBTS ON TIME.
4. IF YOU DON’T OWN THE HOUSE YET, AVOID BUYING APPLIANCES & FURNITURE FOR IT.
5. ABSTAIN FROM OWNING A BRAND-NEW CREDIT CARD.
6. MAKE SURE TO HAVE AN OFFICIAL DOCUMENTATION OF ALL YOUR PURCHASES, BIG OR SMALL.
7. REFRAIN FROM USING YOUR LIFE-SAVINGS.
8. KEEP ALL YOUR CREDIT CARD ACCOUNTS ACTIVE. AVOID CLOSING ANY OF THEM.

The Edmonton real estate market had a tough time last week.

Here are the stats that you need to know:

New Listings: 328
Average List Price: $439,504.00
Average Sale Price: $427,059.00
Average Sale Price / Sq Ft: $291.00
Average Days on Market: 47
Total Sales: 174

Although the stats look depressing, one market indicator pretty much help boost our confidence-Total Sales went up hitting the 174 mark, a high point this month of August.

Here are your stats for the week covering June 24 – July 1 2016:

New Listings: 360
Average List Price: $431,276.00
Average Sale Price: $418,999.00
Average Sale Price / Sq Ft: $277.00
Average Days on Market: 46
Total Sales: 183

It wasn’t a good start for Edmonton home sellers for this month of July 2016. Compared to the June 10 – 17 period, Average List Price was down by -$493, Average Sale Price dropped -$26,008 and Average Sale Price / Sq Ft took a -$11 loss. All bad news for sellers and good news for buyers and investors.

Average Days on Market was 2 days shorter, from 49 last June 10 – 17 to 46 this June 24 – July 1. Total Sales wasn’t so pretty this past week, only 183 was registered compared to 208 in June 10 – 17.
