- AVOID PUTTING REPAIRS ON HOLD. FIX ‘EM ASAP!
Repairs should be done as soon as possible, don’t make the same mistake other Edmonton home sellers did when they planned for repairs ONLY AFTER they listed their homes in the MLS. That simple mistake cost them to lose a significant amount of profit. When potential home buyers started coming in, the sellers didn’t have enough time to make proper repairs, which the buyers took advantage of and hedged low-ball offers based on that mistake. Ouch!
- AVOID AUTOMATED APPRAISALS
Never ever base your selling price on automated appraisals. There are plenty of websites offering free price estimates for home sellers, the figures they churn out are often misleading. Following them can cause your home to be mispriced way above or too low from its true fair market value. To properly determine the selling price of your home, work with the most reputable Edmonton real estate specialists.
- AVOID A FILTHY & DISORGANIZED HOME
Make your home as neat, orderly and hygienic as quickly as possible. From the exterior: front & back lawn & roof top to the interiors: kitchen, bathrooms, bedrooms & basements, all of these places should be deep cleaned! If you don’t have to do it yourself, hire professional cleaners.
- DON’T FORGET THE CURB APPEAL
You have to make this extra special. Just like the first time you went on a date, the facade of your home should look extremely good. First impressions last, so your date, or in this case, the potential home buyer should get attracted to the property the first time s/he ever sees it.
- AVOID WORRYING TOO MUCH
Yes, yes, selling an Edmonton home can be quite challenging, both mentally and physically but that doesn’t mean you have to stress yourself too much. The universe made Realtors to save you from all stress related to real estate. Work with your Realtor to make your life easy.
